Timeline

4–5 month

Western Securities USA Limited needed more than a logo for The Gabriel at Georgetown, a Class-A multifamily development in Texas. They needed a way to bring an unbuilt community to life — for investors, for future residents, and for their own team.

The challenges:

  • How to spark pre-leasing momentum before construction.
  • How to help stakeholders visualize interiors, furniture, and finishes.
  • How to give sales reps clear tools — floor plans, site plans, renderings — that would speed decision-making.
  • How to align branding, design, and visualization under one consistent system.

The Atrium Approach

Visualization as Integration

ATRIUM became an extension of the Western Securities team, working hand-in-hand with their project manager and interior designer to ensure every detail was cohesive and strategic.

1. Visualization Suite

  • Produced photorealistic exterior + interior renderings that gave prospects a first look at The Gabriel before construction began.
  • Modeled custom furniture and amenities (pool, gym, lobby, and common areas) to match exact specifications and equipment.
  • Delivered both black-and-white and colored floor plans — black-and-white for clarity and technical use, colored for brochures and marketing.
  • Designed a detailed site plan that became a centerpiece for sales presentations and investor decks.

2. Design Collaboration

  • Partnered with the interior designer to test palettes, finishes, and furniture layouts in 3D before committing.
  • Helped the client team visualize multiple color schemes and furnishing options — streamlining decision-making and reducing costly changes later.

3. Branding & Marketing Tools

  • Developed The Gabriel name and brand identity.
  • Delivered cohesive messaging and visuals for social, website, and print campaigns.
  • Ensured all files were prepared for cross-use: brochures, digital campaigns, signage, and investor presentations.

The Collaboration

This was more than a service — it was an integrated collaboration. ATRIUM’s visualization work allowed Western Securities to:

  • Align faster with their interior designer and project team.
  • Make confident decisions about colors, finishes, and furniture placement.

Empower sales reps with floor plans and renderings that turned conversations into commitments.

The Transformation

The Gabriel launched with a complete brand and visualization ecosystem:

  • Renderings, plans, and collateral were deployed across the website, flyers, social campaigns, and investor decks.
  • Sales reps reported faster decision-making thanks to detailed, clear site and floor plans.
  • Interior design decisions were accelerated because stakeholders could “see” options before approving.

Pre-leasing started before groundbreaking, driven by visuals that made the project feel real and premium.

“Atrium tied everything together — from branding and renderings to floor plans and print. The site plan especially became a key tool for our sales reps. Having Atrium as a partner made the whole process seamless.”
